How to Frame a Basement Wall
Moisture control, wall placement, bottom plates on concrete and the framing sequence for a basement finish that lasts.

Step-by-step

Fix the water before you frame anything
Basement framing traps whatever moisture is already there. Address grading, gutters, downspout discharge and any active seepage first, and run a dehumidifier for two weeks to confirm the space stays under 60% relative humidity. Framing over a wet wall is how mold gets built into a house.

Insulate the concrete first
In every climate zone that sees a heating season, install rigid foam directly against the concrete before framing — typically 1 to 2 inches of XPS or polyiso, seams taped, sealed at the top and bottom. This keeps the concrete surface above the dew point so warm interior air cannot condense on it. Fiberglass batts against bare concrete is the classic failure.

Lay out the walls
Snap a chalk line for the bottom plate. Hold the framing about 1/2 to 1 inch off the foam so nothing touches damp concrete, and keep the wall square to the room rather than to an out-of-square foundation. Mark stud layout at 16 in on center along the plate.

Cut and fasten the bottom plate
The bottom plate must be pressure-treated because it contacts concrete, with a sill gasket or capillary break beneath it. Fasten with a powder-actuated nailer or 3-1/4 in concrete screws every 24 inches and within 6 inches of each end.

Set the top plate
Transfer the bottom plate layout to the top plate with a plumb bob or laser, then fasten the top plate to the joists above. If the wall runs parallel to the joists and lands between them, add blocking between joists every 24 inches to fasten into.

Cut studs to actual height
Basement floors are rarely level and joists are rarely straight. Measure each stud individually between plates rather than cutting them all to one length. Cut studs 1/8 in long so they seat tight, and toe-nail or use framing screws.

Frame openings and services
Add double studs at door openings with a header, and block behind anything that will be mounted later — TV brackets, cabinets, grab bars. Drill stud bores at consistent height and centered, and add nail plates where wiring is within 1-1/4 in of the stud face.

Leave access and inspect
Provide access panels at cleanouts, shutoffs and any sewer clean-out you are about to cover. Frame inspection comes before insulation and drywall in most jurisdictions — schedule it.
