The manual math behind the answer
Renovations are estimated assembly by assembly, and the reason DIY budgets blow up is that only the visible assemblies get counted. A bathroom is not "tile and a vanity" — it is demolition and disposal, framing repairs, rough plumbing, rough electrical, backer board, waterproofing, tile, thin-set, grout, caulk, fixtures, trim, paint, and the door you decided to replace once everything else looked new.
Work through the list in build order and estimate each piece with its own unit formula. Demolition is volume of debris and dumpster capacity. Framing is (span ÷ spacing) + 1 in linear feet. Board and sheet goods are area ÷ sheet coverage. Tile is area ÷ tile area. Paint is area ÷ 350 ft² per gallon per coat. Fixtures are simple counts. Each gets its own waste allowance — 10% is a fair default for anything cut to fit.
Then add the categories that are not materials at all. Tool rental for a day or two, disposal fees, permit costs where the work is inspected, and the contingency every experienced renovator carries: 10% on a cosmetic refresh, 15–20% once walls open up and 1950s wiring or a soft subfloor appears.
Sequence matters as much as quantity, because materials arriving in the wrong order stall the job. Rough-in materials before board, board before finishes, finishes before trim, and paint the ceiling before the floor goes down. A timeline that groups purchases into those phases keeps your driveway from becoming a warehouse.
Treat every cost figure as a planning range rather than a quote. Material prices vary by region, supplier and week, and labour varies far more than material does. Use the range to decide whether the project is viable and what to shop for, then confirm the numbers with a local supplier and, for anything structural, electrical or plumbing beyond a like-for-like swap, a licensed pro.

Frequently asked questions
Can one tool estimate an entire renovation?
Yes — the AI Project Planner breaks the job into assemblies and returns a combined material list, tool list, timeline and shopping list.
What contingency should I budget for a renovation?
10% for a cosmetic refresh and 15–20% for anything that opens walls, floors or existing services.
Are the cost estimates local to my area?
They are regional planning ranges, not local quotes. Always confirm with a supplier before ordering.
Planning estimate only, produced from the formulas shown above with the stated assumptions. Confirm quantities with your supplier and follow local code before ordering or building.
