The manual math behind the answer

Drywall is estimated by surface area. Add the wall area — perimeter × ceiling height — to the ceiling area if you are boarding it. A 12 × 14 room with 8 ft ceilings has a 52 ft perimeter, so 52 × 8 = 416 ft² of wall plus 168 ft² of ceiling, 584 ft² total.

Subtract openings only when they are large. Standard practice is to ignore anything under about 20 ft² because you still cut the sheet around it, and to deduct doors and large windows individually above that. A single 3×7 door is 21 ft², which brings our example to 563 ft².

Divide by sheet area: 32 ft² for 4×8, 40 ft² for 4×10, 48 ft² for 4×12. Our room needs 563 ÷ 32 = 17.6, so 18 sheets of 4×8. Longer sheets mean fewer butt joints — the hardest joints to finish — so use 4×12 in rooms where you can carry them in.

Now apply waste. Simple square rooms run 8–10%. Rooms with lots of windows, angled ceilings, soffits or short walls run 12–15% because every cut leaves an offcut too small to reuse. At 10% our 18 sheets becomes 20.

Finish materials scale off the sheet count, not the area. Budget roughly one 4.5 gallon bucket of all-purpose joint compound per 12–15 sheets for a three-coat finish, about 400 ft of paper tape per 1,000 ft² of board, and 32 screws per 4×8 sheet at 16 in framing (screws every 12 in in the field, 8 in on edges). Add corner bead by the linear foot for every outside corner, and remember that a level 5 finish adds a skim coat and roughly 30% more compound.
