How to calculate building materials for a house, step by step
Start with the site and foundation. Measure the slab or footing in feet, multiply length by width by thickness, divide by 27 to get cubic yards, then add 5-10% for over-excavation and spillage. Base gravel is measured the same way and converted to tons at roughly 1.4 tons per cubic yard.
Move to the shell. Framing is counted per wall: total lineal feet divided by the stud spacing (16 in on center gives 0.75 studs per foot), plus plates, headers, blocking and a 10-15% waste allowance. Sheathing, subfloor and roof decking are area divided by 32 sq ft per sheet.
Then the envelope and interior. Roofing is total roof area divided by 100 to get squares, then bundles at three per square. Drywall is wall plus ceiling area divided by the sheet size, with mud at about one gallon per 100 sq ft and tape at 400 lineal feet per roll. Paint coverage runs 350-400 sq ft per gallon per coat.
Finish with fixtures, finishes and a contingency. Even a careful material estimate should carry 5-10% on top for damage, changes and off-cuts you cannot plan around.
How to estimate lumber for framing
Count studs first: wall length in feet × 0.75 for 16 in on center, or × 1.0 for 12 in on center, then add one stud per corner and per opening, plus a king and jack stud pair at each door and window.
Add plates: two top plates and one bottom plate means three times the wall length in lineal feet, ordered in the longest stock your supplier carries to reduce splices.
Add headers, sills, blocking and bracing, convert everything to board feet if your supplier prices that way (thickness × width × length ÷ 12 using nominal dimensions), and finish with a 10-15% waste factor. The lumber calculator does all of this and returns both piece counts and board feet.
Turning quantities into a construction material cost estimate
Quantities are only half the estimate. Multiply each material line by a current unit price, then add delivery, fasteners and consumables — the small items regularly add 5-8% to a material budget.
