The manual math behind the answer

A material estimator turns a project description into quantities, and the manual version of that work is called a takeoff. You break the project into assemblies — slab, forms, reinforcement, base — measure each one, apply the unit formula for that material, add waste, and total it. An AI estimator does the same sequence, but it also fills in the assemblies you did not think to list.

The math underneath is not magic. Volumes come from length × width × depth ÷ 27 for cubic yards. Areas come from length × width, divided by the coverage of one unit — 32 ft² for a drywall sheet, 100 ft² for a roofing square, 350 ft² per gallon of paint. Counts come from (span ÷ spacing) + 1 for anything laid on a grid: studs, joists, rebar, fence posts. Every number BuildMate returns is one of those three patterns plus a waste allowance.

Waste is where estimates go wrong. Concrete needs 5–10% for uneven subgrade and spillage. Straight-lay flooring needs 10% and diagonal 15%. Shingles need 10% on a simple gable and 15% with hips and valleys. Lumber needs 10% for crooks, splits and offcuts. Omitting waste is the single most common reason a job stops halfway for another supply run.

Costs are the part to treat carefully. A planning estimate multiplies quantity by a regional unit price, and unit prices move with fuel, mill capacity, season and how far you are from a supplier. Use the range, not the midpoint, and get a real quote before you commit — no online tool, including this one, knows what your local yard charged this morning.
