An oversized AC cools the air quickly but doesn't run long enough to dehumidify. The result: a clammy house, short-cycling equipment, and a compressor that dies in 8 years instead of 15. Bigger is not better — right-sized is.
The rules of thumb (and why to distrust them)
The old '1 ton per 500–600 sq ft' rule was written before modern insulation, low-E windows and tight construction. A well-sealed 2026 home often needs 20–30% less capacity than the rule says. Always insist on a Manual J load calculation before you buy equipment.
Ballpark BTU targets by climate zone
For a code-built 2026 home with average insulation:
- Hot-humid (FL, TX Gulf): 25–30 BTU/sq ft
- Hot-dry (AZ, NV): 22–26 BTU/sq ft
- Mixed (mid-Atlantic, Midwest): 18–22 BTU/sq ft
- Cold (Northeast, Mountain): 30–40 BTU/sq ft for heat
