Cost range
A basic 400 sq ft garage-to-bedroom conversion runs $18,000–$35,000. Add a bathroom and it climbs to $45,000–$70,000. A full ADU conversion (kitchen + bath + separate entrance) hits $85,000–$140,000.
The technical checklist
- Raise the slab or build a subfloor (garage floors slope for drainage)
- Insulate walls (R-15) and ceiling (R-38)
- Replace the garage door with framed wall + window
- Extend HVAC or add a mini-split ($3,500–$5,500)
- New electrical circuits for outlets, lighting, HVAC
- Egress window if used as a bedroom
The resale question
In markets tight on housing (CA, WA, MA), garage conversions add value. In suburban markets where buyers want covered parking, they can subtract 3–7% from list price. Check comps before you decide.
