The honest answer: a range, not a number

A 1,000 sq ft single-storey home in the USA generally plans out between $150 and $400 per square foot of conditioned floor area — roughly $150,000 to $400,000 — excluding land. The spread is not vagueness; it is real. Labour rates, finish level, site conditions and code requirements each move the number by tens of thousands.

Use a range for feasibility, then replace each line with a local quote as the design firms up. Every figure below is a planning estimate, not a bid.

What actually swings the total

In rough order of impact on a small house:

  • Market labour rate — coastal metros run 30–45% above national planning averages
  • Site conditions — rock, steep slope, high water table or long utility runs add five figures fast
  • Wet-room count — each additional bathroom is a concentrated cost cluster
  • Shape complexity — every corner, dormer and roof plane adds labour and waste
  • Finish tier — cabinetry, tile and fixtures alone can move the budget 15%
  • Energy code path — required insulation, glazing and blower-door performance

Small houses cost more per square foot

Kitchens, bathrooms, mechanical systems and the service connection are close to fixed cost regardless of floor area. Spread over 1,000 sq ft instead of 2,500, they push the per-square-foot number up. Do not benchmark a small home against large-home cost data — you will underfund it.

Build the budget in the right order

Start with a feasibility range, add 10–15% contingency, then reduce uncertainty division by division: get a survey and soils opinion, price the foundation and framing packages, then lock finishes last since they are the easiest to adjust.
