The 2026 range
National average: $35–$75 per sq ft for a finished basement. A 1,000 sq ft basement therefore lands $35K–$75K, with mid-range around $52K including one bathroom, egress window, LVP flooring, and standard drywall + trim.
Line-item budget for a 1,000 sq ft mid-range finish
- Framing + insulation: $6,500
- Electrical (permits + rough-in + trim): $5,500
- Plumbing (bath rough-in): $6,000
- HVAC extension: $3,200
- Drywall + paint: $7,500
- LVP flooring: $6,000
- Bathroom (60 sq ft): $12,500
- Egress window + well: $3,800
- Doors, trim, misc: $4,000
Never skip these three
Egress window (life safety + code), interior perimeter drain if the basement has ever been damp, and a dedicated dehumidifier tied into the drain. All three feel optional until they aren't.
